It is recommended the Buyer consult with an environmental specialist to determine the impact of the wetlands. According to Seminole County notes from 9/25/17, this is a platted lot (lots 1-6) that meets minimum zoning except for it being located on an undeveloped, unmaintained platted right of way. In order to construct a home on this lot a Right of Way Utilization Permit would need to be applied for to develop 9th Avenue to be used to access this lot. Road will need to be paved to Seminole County standards. According to 1/11/2024 Seminole County report, Wetlands located within a protection area have greater setback requirements of 25 foot minimum, 50 foot average. If there are wetlands indicated on the map near the area of construction, the wetlands will be required to be delineated by an Environmental Surveyor. Once the wetlands are flagged, this information along with the Wetland Specialist’s name and date of delineation must be shown on a survey when submitting for building permits. BFE (base flood elevation) is undermined. SFR (single family residence) and other structures shall be built according, but not limited to, Seminole County Floodplain Ordinances. The equipment and the lowest floor of the SFR shall be built a minimum of 3 feet plus 1-foot freeboard above highest adjacent natural grade.
